Application

During the loan application process we will take the necessary information needed to determine our qualification. This includes information regarding your income, work residence history.
We review the following criteria to determine your ability to qualify.

  • JOB - 2 year history to calculate your ability to repay the loan.
  • MONEY - how much are you using for down payment?
  • CREDIT - what is your score and recent credit history?

Processing

My team is collecting all items needed to submit to the lender. During this phase we will order verifications, title work, tax certs, appraisal and any other documents necssary to present a complete loan package to the lender for review. During this time you will receive loan documents for your electronic signatures to get the loan in line for underwriting.
During this time we may ask for the following:

  • Name and number of your insurance agent
  • Letters of explanation for anything that is unclear
  • Updated documents to make sure we have up to date info

Underwriting

Once the loan is received by the lender, they will prepare the file for review. The underwriter will review the file to make sure that the documents that were provided give ample proof of your qualifications for loan approval. They will once again match their guidelines with your situation to make sure that your loan meets their standards.
They will be paying careful attention to the following 4 C's.

  • CREDIT - What is your credit score? Your score and payment history are important to show your credit worthiness.
  • CAPACITY - What is your ability to repay the mortgage? We review your current income, employment and liabilities.
  • CAPITAL - How much money do you have on hand or in reserve for the purposes of your down payment
  • COLLATERAL - Mortgage collateral is the home you are buying. The value of the property will be based on the home appraisal.

Closing

Once all conditions have been satisfied by the lender, your loan will be sent to the closing department. At this point all final number and documents are prepared to be sent to the title company. Depending on the type of loan your are closing, our processing team will provide you with the amount to bring to the closing and how to prepare those funds.
Please make sure to remember the following items as until the loan has completely closed things can change.

  • Do not make any major purchases
  • Continue to make all payments as agreed to not affect credit
  • Never wire funds without speaking directly to out team - wire fraud is a growing risk.
